After decades managing major shopping centres across New Zealand, David Hill returned home to launch Commercial Property Partners. His goal? To deliver local, relationship-driven commercial property management that blends national experience with hands-on service for long-term value.
Introduction
In commercial property, success is often measured in square metres, rent rolls, and capital gains. But for me, it’s always been about something deeper: relationships, accountability, and adding long-term value.
After more than 20 years managing some of the country’s largest retail assets, I saw an opportunity to offer something different, something better. That’s why I founded Commercial Property Partners (CPP).
Why I Came Home
My journey began with roles at major shopping centres around the country, Papamoa Plaza, Richmond Mall, and most recently, Coastlands Shoppingtown on the Kāpiti Coast. These experiences gave me invaluable insight into large-scale asset management, tenant relations, and strategic property planning.
But after years away, I returned to the Bay of Plenty, not just for the lifestyle, but because I saw a need in the local market for a more personalised approach to property management.
Here’s what I’ve always believed:
- A property manager should know your tenants by name
- They should understand your investment goals and help you reach them
- They should be accessible, proactive, and clear
Too often, property management becomes impersonal. I wanted to bring it back to its roots, personal, professional, and grounded in local knowledge.
Why I Started Commercial Property Partners
CPP was born from the idea that commercial property owners deserve better.
Better:
- Support that’s flexible to your needs
- Clarity in communication, planning, and reporting
- Results that are grounded in strategy and driven by accountability
Many owners, especially in the Bay of Plenty and surrounding regions, don’t want a “set and forget” service. They want someone who’s with them, managing the details but also keeping an eye on the big picture. That’s what we do.
What We Offer at CPP
No two commercial property owners are alike. Some want full-service property management, others just need help with tenant sourcing or lease negotiations.
That’s why we’ve designed CPP to be scalable, responsive, and practical.
Our services include:
- Full and Partial Commercial Property Management – End-to-end oversight or specific service delivery based on your requirements
- Facilities Management – From maintenance to compliance, we ensure everything runs smoothly
- Budgeting and OPEX Planning – Helping owners forecast costs and manage operating expenses wisely
- Lease Renewals and Tenant Negotiations – Strategic support to secure and retain the right tenants
- Tenant Sourcing and Fit Assessment – Matching tenants to your asset’s purpose and long-term plan
We don’t overcomplicate. We don’t hide behind jargon. We simply focus on delivering value, measurable, long-term value.
More Than a Property Manager
I’m often asked what I do when I’m not on-site or with clients. The answer’s a little unconventional: I manage a small avocado orchard near Katikati with my wife, and we run a growing Japanese quail farm.
Our quail eggs now reach customers across the North Island, from local markets to specialty buyers.
While property and quail farming might seem worlds apart, they share some surprising similarities:
- Attention to detail
- Long-term planning
- Commitment to sustainability and quality
Both are about stewardship, managing resources wisely to create enduring value.
What Matters Most
Ultimately, this business is about people, not just properties. At CPP, we believe in building:
- Strong landlord-tenant relationships
- Clear communication and trust with owners
- Strategies that align with long-term investment goals
Commercial property isn’t a short game. It’s a commitment, one that deserves thoughtful management and a partner who genuinely cares.
Conclusion: Back to Basics, Focused on Value
CPP was built to serve property owners who want more than just maintenance and monthly reports. They want a partner. Someone who sees the bigger picture but doesn’t miss the small stuff. Someone who’s nearby, invested, and available.
If that’s what you’re looking for, we’d love to talk.
